Grange Farm


Grange Farm Barns is a 4-bedroom luxury barn conversion that offers unique self-catering accommodation for up to 8 people. Situated in an idyllic countryside setting on a smallholding near York, it is ideal for holidays, short breaks and business stays. At the bottom of a long, picturesque tree-lined drive sits the main farmhouse (occupied by the owners James & Lydia Pike), the barn and outbuildings. Surrounded by 7 acres of open farmland, the smallholding includes some friendly family members including cows, sheep and chickens. The barn, completed in 2020 has been lovingly restored by the owners and are happy to share their slice of paradise with guests who are looking to escape.



Lovingly restored to the highest quality, the barns have been designed to retain traditional features that are enhanced with a stylish and modern twist. With an open-plan layout, the barn has been designed for families and friends to enjoy their time together. Furniture and fixtures have been individually designed and locally crafted to create a truly bespoke living space that is a break from the norm.


Friends and family can enjoy their time and space together in the large open plan layout that incorporates the kitchen, dining area and lounge.


The large bright and airy kitchen has been designed for large families and groups in mind. Patio doors within the kitchen lead straight out onto the patio area for al fresco dining. The breakfast bar allows guests to socialise whilst food is being prepared. Hand-made oak worktops, brass kitchen sink and taps and a corten steel splashback make this kitchen a real design treat!

Underfloor heating and a wood-fired log burner ensure guests will always be cosy and warm. With enough sofa seating for all, it’s a space to relax together and watch TV, play games or just sit and chatter in front of the flames.

Four luxurious bedrooms and three designer bathrooms ensure you sleep and soak with ease


Master Bedroom

This large, bright and luxurious bedroom brims with high end features that give the wow factor. 

With the original oak beams on show and triple aspect views, this is a room with a view, especially from the Balcony Velux!  Featuring  a Superking bed with the finest egyptian cotton bedding, a built in wardrobe, dressing table and chest of drawers. The sliding oak door takes you into a private en-suite with a walk in shower, sink and toilet.

This designer bathroom brims with class and character. Copper shower, taps and accessories, moody colours and funky lighting are a just a few of the features that make this bathroom stand out from the rest

Bedroom 2 & 3

Off the main upstairs landing, these two bedrooms offer the option of a superking or twin single beds. Both have open hanging/draw space, as well as a dressing table & chair and mirror. Featuring original oak beams and cast iron radiators, these rooms combine traditional and modern twists  that create a quirky and comfortable feel.

Both rooms have one main window with additional peep hole windows that were the original air vents to the barn.

An unusual design feature is the headboards in both rooms that have been bespokly designed and made from local pallets. Refined to a high end, they also include adjustable bedside tables

Bedroom 4

This south facing bedroom is on the ground floor and benefits from patio doors leading into the walled garden. Underfloor heating and traditional shutters  ensure this bedroom is cosy at night. With a king-size bed, wardrobe, dressing table and bedsides, it provides everything you need and more; as it also features its own shower room. The walk in shower and bedroom has been designed for wheelchair access.

The shower room has a stylish, clean finish with simple sleek lines. Black shower, taps and radiators against modern white tiles make this bathroom stand out from the norm

Main Bathroom

Situated upstairs, this bathroom has a traditional, classy feel, with a roll top bath, separate shower enclosure, sink and toilet.

The mood lighting in this room has been designed for total rest and relaxation. Prepare to be spoiled!

The large garden & patio area is enclosed within  a walled garden, offering privacy & peace

Garden & Patio

A large patio runs the expanse of the barn, allowing access from the kitchen, lounge /dining area and downstairs bedroom. An outdoor table and chairs provides al fresco dining for 8 guests to enjoy!

We have a fire pit area with seating  for those that want to enjoy toasting marshmallows around the fire, and covered hot tub for those who fancy a few bubbles!


The barn has its own private parking area, with enough spaces for at least 6 cars.


The barn is set on the grounds of a smallholding that has animals friendly cows, chickens and sheep. Guests are free to view the animals from the gates!

Located near the village of East Cottingwith, close to the historic City of York. The nearest market town, Pocklington (6 miles), sits at the foot of the beautiful Yorkshire Wolds and Coast. Perfect for those that want to explore and experience the charms of what our special and diverse area has to offer.

Local Area

Pocklington (6 miles)

Known as the ‘Gateway to the Yorkshire Wolds’, this historical market town offers an array of independent shops, eateries and places to visit. Weekly market day is a Thursday, but if you miss this, there are plenty of local treats including ‘Swirls’ ice cream shop, ‘Fresh Food Deli’, ‘Grandads Shed’ and Laveracks butchers. ‘Burnby Hall Gardens’ is Pocklington’s star attraction with unique gardens to explore, a picturesque lake to walk around, a café with its own bandstand and a kids play area too.

York (12 miles)

One of Englands finest and most historic cities, York is a must to visit when you stay at Grange Farm Barns. This beautiful walled city offers several famous landmarks including York Minster, the City Walls, the Castle and the famous narrow medieval streets known as the Shambles. There is plenty to do with over 30 world class museums, an array of shopping, boat trips down the River Ouse, race days at the Racecourse and not forgetting afternoon team at the famous ‘Bettys’ tea rooms.

Beverley (20 miles)

A large, pretty market town that is offers boutique shopping, historical landmarks, its own racecourse and a variety of eateries. The Saturday Market is well worth a visit, as is Beverley Westwood, a large open parkland space with free roaming cattle and woodlands to explore.

Wider Area

Leeds (40 miles) – Leeds is the UK 3rd largest shopping destination outside of London. It offers a huge amount of culture, things to do and has a vibrant nightlife. Take the train from York (25mins) for a more scenic route; Leeds is surrounded by the stunning Yorkshire countryside.

Places to visit include: Royal armouries, Leeds art gallery, Leeds City Museum & Harewood house & Gardens.

Harrogate – This upmarket Spa town is those who like to indulge. Visit the Turkish baths for a day of pampering, and then head over to Bettys Team rooms for a spot of Afternoon Tea. Montpellier Quarter features high end local boutique shopping or for those that prefer a bit of culture, head to the Royal Pump room museum to learn about why Harrogate was such a popular tourist destination in the Victorian ages.

Yorkshire coast (37 miles)

The Yorkshire coastline has it all. The diverse 45 mile landscape is a mix of wild and rocky coastline, contrasting with the traditional seaside towns such as Scarborough and Whitby. Wildlife santuaries Spurn Point & Bempton Cliffs are sites to visit, as well as the lovely beaches the area has to offer.
